As a Realtor, Nicole’s goal is to help her clients – whether buyers or sellers – avoid as many stressors as possible during each real estate transaction. She states, “I want to help my clients avoid some of the pitfalls, misunderstandings, frustrations, and problems that I have encountered in my own home buying experience, and to help improve upon the good experiences I’ve had.”

With previous experience as a Realtor at a local real estate company, Nicole is taking her skills in real estate to a new level by joining the San Marco office of Florida Network Realty. Her goal as a Realtor is to create strong relationships with her clients that leave them feeling confident about the real estate process.

Before becoming a Realtor, Nicole was a local business owner – owning and operating a cosmetic and beauty store for eight years. During this time, Nicole received many awards and trips for being top in sales, and sales increase for her area and nationally.

When asked why she became a Realtor, Nicole states, “So many things have pointed me in the direction of being a Realtor. For years I’ve dreamed about getting into the real estate market, and have purchased property for resale at a profit, and have owner-built a home,” she continues, “In 2016 it became apparent that my husband and I would be moving and relocating, and I began learning everything there was to learn about the market, house hunting, and the process of buying and selling. Working with my Realtor on our relocation, I began to feel confident that I could not only get my license to become a Real Estate Agent but could also provide excellent service.

When not working, Nicole loves to get outside and enjoy the beautiful beaches of Northeast Florida – boating with her family, snorkeling, stand up paddleboarding, and kayaking. Nicole and her husband also enjoy riding motorcycles – she started riding in 2014, and Nicole loves that sense of freedom and empowerment it provides. One of Nicole’s newest hobbies is photography and she enjoys learning how to better capture her subjects. Pictures of nature, sunrises and sunsets, shorelines, boats, and the bridges of Northeast Florida are just some of Nicole’s favorite things to photograph.

“Please join me in welcoming Nicole to the San Marco office. Limited Opportunities Available to Purchase a Piece of Jacksonville History

A very limited number of homes remain available for sale at the historic and fully-renovated John Gorrie a condominium, located in popular Riverside where property costs are on the rise. A Federal Housing Administration (FHA) and Fannie Mae (FNMA) approved residence, qualified homebuyers at The John Gorrie can obtain a low down payment and fixed-rate mortgage at competitive rates, allowing them an opportunity to purchase a piece of history. Owners also receive an ad valorem tax abatement toward their homeowner’s tax bill through 2021.

The John Gorrie a Condominium

“We had first toured The John Gorrie in February 2014 and absolutely fell in love with the space,” said Blythe Duckworth and Denys Zayets. Awaiting The John Gorrie’s FHA approval, the couple revisited in January 2015, hoping approval would be closer. “We selected the home we wanted and crossed our fingers it would still be available once the FHA approval came through. Lucky for us, it worked out.”

As the building’s ornate Mediterranean Revival architecture demonstrates, the former John Gorrie Junior High School was constructed in 1923 and was designed by noted Jacksonville architects Roy A. Benjamin and Mellen C. Greeley. Listed in the National Register of Historic Places in 1987 before closing in 1997, community advocate Delores Barr Weaver and her husband purchased the former school with plans to renovate and restore the historic buildings, transforming them into what is now The John Gorrie a condominium.

The John Gorrie consists of 68 residences with luxurious contemporary amenities including 12-foot ceilings, expansive windows, stainless steel GE appliances, CaesarStone countertops and hardwood floors. The John Gorrie offers one- and two-bedroom residences and two-story townhomes priced from the upper-$100,000s. The community’s amenities include private gated parking, a private courtyard, custom fitness center, elevators, a resident reading room and Wi-Fi Internet access.

“Every home is unique because Mrs. Weaver was determined to retain as much of the historical aspect of the building as possible, yet each home has modern amenities,” said Valerie Williams, owner at The John Gorrie. “I was very impressed that the building still had the feeling of being a school. Original doors, window frames and radiators align the hallways and some of the homes even have original wooden floors from the former gymnasium and classrooms.”

The John Gorrie is home to young professionals, retirees and families alike, and to the owners’ delight, pet-friendly. Scheduled to break ground by December 2015, The John Gorrie Dog Park at Riverside Park will be located near the condominium in the northwest corner of Riverside Park. For more than three years, the Riverside Avondale Preservation (RAP) has been working in partnership with Weaver and community partners to establish the two-acre, off-leash dog park as a neighborhood amenity.

“One of my favorite things about life at The John Gorrie is the convenience of its location. On any given afternoon I can grab a cup of tea, stroll through Memorial Park, take in a matinee movie, eat Asian-inspired street fare and pick up some light reading at the book store – all without having to get in my car,” said homeowner at The John Gorrie, Mark Pariani.

Accolades that The John Gorrie a condominium has received include the Grand Aurora Award at the 2012 AURORA Awards in its “Remodeling, Rehabilitation or Historical Renovation” division; the Jacksonville Historic Preservation Commission’s 2012 Preservation Award for the restoration and renovation of the former John Gorrie Junior High School into condominium homes; an Outstanding Multi-Family Renovation award from RAP in 2012; and in 2013 Delores Barr Weaver was awarded the prestigious Urban Land Institute North Florida Award for Excellence in the Reuse/Repurpose category for her work on The John Gorrie’s transformation.

“Restoring a historic building as special as John Gorrie Junior High School and transforming it into a home for many was truly a labor of love,” said Weaver. “Thank you to the community for supporting the project and renovation process.”

Proud Homeowners Enjoy Life at The John Gorrie a condominium

As residents of The John Gorrie a condominium recently gathered within the lobby of the building to receive new remote controls for the building’s private parking lot, Alisa Hawthorne observed several people introducing themselves to one another or asking each other, “Who is that?”

For months prior, Hawthorne had discussed with friends and fellow owners the idea of creating a resident directory, similar to the annuals published by The John Gorrie Junior High School, as a way to bring residents together. Soon The John Gorrie Resident Directory Committee was formed by Hawthorne, Ron Episcopo, David Jett and Mark Pariani.

“We knew it was time to act, so an invitation email was sent to each owner requesting basic information, and to make it interesting we asked for hobbies, a fun fact and a photo,” said Hawthorne. In keeping with the history of The John Gorrie a condominium being a former school, the directory will feature a dedication page to the owner of The John Gorrie, Delores Barr Weaver, who is affectionately referred to as “The Principal.”

Designed by noted Jacksonville architects Roy A. Benjamin and Mellen C. Greeley, John Gorrie Junior High School was constructed in 1923. The buildings were listed in the National Register of Historic Places in 1987 and the school was closed in 1997. Weaver completed an extensive renovation and restoration to transform the historic landmark school into 68 residences with luxurious contemporary amenities including 12-foot ceilings, expansive windows, stainless steel GE appliances, CaesarStone countertops and hardwood floors. Now 75 percent sold, The John Gorrie a condominium is home to professionals of all ages, retirees, families and their pets.

“My favorite part of living in The John Gorrie is the privilege of living in a historic building,” said Hawthorne. “My home is part of what used to be the library and I often think about the books, tables and whispering that filled the area,” said Hawthorne, a nursing instructor, and two-year resident of The John Gorrie.

The John Gorrie Resident Directory Committee plans to host a resident social late summer for all to receive their yearbook.

“As a community we strive to meet socially as often as possible,” said David Jett, a technology sales professional who has lived at The John Gorrie for two years with his wife, Jayne. “Sometimes our gatherings are hosted in someone’s home, or occasionally a local restaurant or bar where we can support the businesses within our neighborhood like Mossfire Grill or European Street Café.”

Across the street from Bold Bean Coffee Roasters, Tres Leches eatery, a bicycle shop and more, The John Gorrie is also within walking distance to grocery stores, which allows its residents the opportunity to enjoy the immediate neighborhood without getting into a car.

In addition to being FHA and Fannie Mae (FNMA) approved, making it possible for qualified homebuyers to obtain low down payment, fixed-rate mortgages at competitive rates, owners at The John Gorrie a condominium receive an ad valorem tax abatement toward their homeowner’s tax bill through 2021.
