Buying a New Construction Home? Work with an Experienced Real Estate Professional.

Berkshire Hathaway HomeServices Florida Network Realty Offers Expert Representation

The appeal of new construction – a brand new home which your family is the first to own – is undeniable. According to a Trulia report, two in five Americans prefer new homes to existing homes.

New homes and communities are plentiful throughout Northeast Florida and most builders have sales offices set up and equipped to assist prospective buyers. It’s no surprise that many in the process of buying a new construction home wonder if they need or should use a Realtor.

Buying a brand new, never-lived-in home is exciting, but don’t go it alone. That’s the advice of the real estate specialists at Berkshire Hathaway HomeServices Florida Network Realty.

“The biggest misconception – buyers assume they can get a better deal on their purchase and save money on a commission if they purchase without a Realtor. That’s not how it works,” said Berkshire Hathaway HomeServices Florida Network Realty Realtor Priscilla Johnson, a top producer based in the company’s Ponte Vedra/Nocatee office and a former builder site agent. “The buyer is not going to be able to negotiate the cost of commission. The buyer who purchases a new construction home without a Realtor’s representation has nothing to gain and plenty to lose.”

Purchasing a new construction home can be more complicated than purchasing a pre-owned or re-sale home. Real estate professionals like Johnson can provide expert assistance while helping customers navigate the process with their best interests in mind.

“Priscilla was very helpful in our purchase of a new construction home,” said John Collins, who purchased a new construction home in Nocatee. “Once we purchased the lot, Priscilla advised my wife, Jeanne, of the things we needed to consider when we met with the builder to discuss what we wanted in the home.” Priscilla also attended the walk through, which was very helpful as her experience identified items that we would have overlooked.”

Realtors are expert negotiators. They know what builder incentives are typical and customary, what upgrades costs and how to apply builder concessions or discounts. They understand how to evaluate and compare financing and determine who is responsible for a wide variety of costs, such as title costs, appraisals, inspections, additional warranties, surveys, closing costs and the like. In many cases, Realtors will ask the questions that a buyer wouldn’t know to ask.

“Experience is priceless,” said Berkshire Hathaway HomeServices Florida Network Realty Founder, President and CEO Linda Sherrer. “It can be daunting to go through the complicated process of building a home alone. Your Realtor understands the ins and outs of the process and will work for your best interests.”

New Construction Home

Home buyers entering into a new construction contract enjoy many benefits when using an experienced real estate agent. Realtors know the top trends and understand what homebuyers want. They can provide expert guidance on options and selections so that the buyer stays within his or her budget and makes choices that won’t negatively affect his or her home’s resale value.

Many real estate professionals including Johnson recommend their new home buyers have the home inspected. Buyers may think their home warranty will cover any glitches but that isn’t always the case. New homes can have problems and hiring a qualified inspector to conduct an independent inspection can be money well spent. Johnson also advises her buyers to get everything in writing. Verbal conversations are not binding so it’s vital that everything important is put into writing and signed by all parties.

“A builder’s contract is different than a standard re-sale contract, and an unrepresented buyer can be at a real disadvantage,” said Broker/Executive Vice President Christy Budnick. “An experienced Realtor understands the downsides of a contract and can make the buyer aware of the risks. Our goal is to help the buyer get the most value for their money with the least amount of difficulty and frustration.”

Builders and their site agents benefit when a Realtor is representing their buyer. An experienced buyer’s agent will help manage the process of building a new home. They understand how to bring all of the parties together for the best possible outcome. If their experience is good, Realtors help builders sell their communities. Nothing is more valuable than positive word of mouth promotion.
